Should I Buy?

It depends on your situation, not the market. Closed sales are up 16.4% year-over-year, but homes are selling at 99.4% of list price. That's activity, not a buyer's market. Buy if you're prepared and found the right home. Don't buy because you fear prices rising - there's no evidence they will. How Fast Are Homes Selling?

Single-family homes average 38 days on market (down from 49). That's faster but still reasonable, not frantic. Condos and townhomes are slower at 72 days (up from 43), signaling a correction.

Can You Negotiate?

It depends. While most homes are selling near list price, we’ve seen some home sit on the market because they are overpriced. This is where learning the market and working with an agent will help guide you. There is more to negotiation than just price. Negotiation matters on terms - contingencies, timeline, inspection period. We’ll help you work through each of those to have the best offer – especially if you are competing with multiple buyers (and yes, we do still see this in this market).

How Much Inventory?

657 single-family homes on market = 3.5 months of supply. That's balanced-to-seller-favored (6+ months is buyer's market). Condo inventory is better at 113 homes with 4.5 months of supply – you’ll have more negotiating room there.

What's Happening with Prices?

Single-family median price is $942,000 - essentially flat (+0.1%). Condos are down 11.5% to $575,000, a correction that favors buyers but may go lower. Don’t expect quick equity gains right now.

When NOT to Buy

Don't buy if you're counting on appreciation, stretching on affordability, or nervous about job security. While we’ve had some crazy appreciation years since 2020, that is leveling off. Generally you want to plan to live in the home for 3-5 years at least.

What's the Broader Economic Picture?

Nationally, the housing market is showing some momentum as we head into peak season. The Compass Intelligence | May 2026 National Insights Report notes that hiring improved to 3.5% in April, which matters because job relocation drives home sales.

However, inflation is rising due to energy costs and tariffs. Higher inflation with stronger employment doesn't typically lead to lower mortgage rates. Forecasts expect rates to stay elevated this year.

The Bottom Line

This is a normal market. Reasonable for buyers who are prepared. Reasonable for sellers who price competitively. Strategy matters more than timing.
